SBI’s home loan portfolio crosses 8 lakh crores, target to reach 10 lakh crore by 2027

The bookkeeping of the housing loan of State Bank of India, the country’s largest lender, has reached Rs 8 lakh crore. The bank is now hoping that its home loan bookkeeping will increase to Rs 10 lakh crore by March 2027. The bank is taking advantage of the relations of customers of its housing loan and is working on increasing the reach of other financial products including credit and liabilities.

State Bank Chairman CS Shetty told Business Standard that the housing loan portfolio is increasing from 12 to 14 percent and at this speed, the loan book will reach Rs 10 lakh crore by 2027. He said, “The bank’s capacity is more than this.” In February 2025, the bank reached a mark of Rs 8 lakh crore.

According to data up to December 2024, State Bank’s housing loan portfolio increased by 14.26 percent to Rs 7.92 lakh crore on an annual basis. Housing loan stake in total domestic loan portpolio is 22.94 percent. State Bank’s share in the housing loan market was 20.48 percent in December 2023.

HDFC Bank is the second major lender of the country. It is the largest private sector bank, whose retail debt has crossed the figure of Rs 8 lakh crore in September 2024. By the end of December, the portfolio increased to Rs 8.17 lakh crore, with an increase of 9.7 percent annually.

The government is insisting on affordable housing. Also, loans agreements are being made with a large number of builders. Apart from this, there is a central system of bank branches and loans. These reasons are helping to expand home loans. Shetty said that the bank has important presence in metros, cities, towns and rural areas for lending.

According to Crisil Market Intelligence and Annalitics, Housing Segment is expected to increase 13 to 15 percent CAGR between FY 2023 and 2027. In FY 2027, the size of this segment can reach Rs 48.5 lakh crore. The Government of India is taking many social security schemes and initiatives, so that more loans can be available in the housing sector and the ownership of the house in India can increase.
